Since 1985, we have successfully owned and managed Bay Area property with an investor mindset. We understand the nuances within each submarket and key in on your investor goals. We pride ourselves on understanding you and your property and we construct a plan to move with purpose. In addition to running your property effectively, we can work with you to administer the right strategy through our network of trusted specialists (legal, tax/accounting, finance, architecture/design, etc.)

We administer the latest technology with transparency in mind. Tenants have 24/7 access to place work order requests, access lease agreements and other communications, and pay rent online. Owners have 24/7 access to rent reports, work order requests, and more. Rest assured that your property is well taken care of so that you can devote your attention to other matters.

We market your property based on proven strategies for each submarket. We use professional photographs, targeted online advertising, our own website, and our internal network to attract prospective tenants. We pride ourselves on our communication and quick turnaround.

Property Assessment

Properties are similar to living and breathing beings – with that in mind, we administer a simple and effective approach to assessing your entire property on a monthly basis to ensure both short- and long-term success. We understand what is needed to properly maintain your property and keep it desirable to the prospective tenant pool.

Tenant Screening

We add value by meticulously screening tenants. We meet tenants in person, screed for credit, criminal, and eviction history, speak to former landlords, and verify income to ensure that we are adding the right tenant(s) to your community. We understand that a strong community of responsible tenants is at the forefront of a successful multi-family asset.

Lease Preparation

We use industry standard leases for your specific submarket to ensure you are employing the best practice. We add our own tenant rules and regulations that we construct custom for your property to foster a strong community.
Put simply, the leases we prepare protect you and your property while outlining the expectations and responsibilities of your tenants.

Financial Reporting

In addition to 24/7 access to financials, we provide accurate and detailed monthly owner statements. 1099s will be provided at the end of the year for streamlined tax reporting.
